The Hakimian Organization is planned a 12-story, mixed-use development for East 125th Street.
EAST HARLEM, NY — A luxury real estate developer filed plans with the city Department of Buildings this week to develop a mixed-use tower on East Harlem's 125th Street, according to public records.
The Hakimian Organization's development at 212 E. 125th St., on the corner of Third Avenue, will rise 125-feet-tall and contain 45 apartment units. The 12-story building will feature 2,671 square feet of commercial space on its ground floor, according to building plans.
With 51,798 square feet of space zoned for residential use, the average apartment in the new development will be about 1151 square feet, according to building plans. Planned residential amenities include a recreation room, bicycle storage and outdoor recreation spaces.
Hakimian has developed more than 30 "ground up" buildings in New York City since the firm was founded in 1970, according to its website. None of the developments listed on Hakimian's website are located above 96th Street, which would make the East 125th Street building the firm's first foray in to Harlem.
The development firm acquired its East 125th Street in October 2018 for $10 million, according to public real estate records. Hakimian acquired the property using an LLC called 212 East 125th Street LLC.
Permits to demolish an existing four-story building on the East 125th Street site were filed by Hakimian in November 2018.
